We Walked Into a South Jordan Home That Smelled Like a Farm. We Left It Smelling Like Fresh Laundry.
Some jobs are routine. This one was not.
We recently completed one of the most challenging whole-home odor restoration jobs we’ve encountered — a South Jordan property where the sellers had kept farm animals in the garage and allowed cats to roam freely throughout the interior. What looked like a standard odor complaint turned into a full remediation project involving mold, pet feces, and cat urine soaked deep into the walls of multiple rooms.
Here’s what we found, what we did, and why this kind of damage is almost always worse than it looks.
What We Found When We Arrived
The moment we opened the front door, the smell hit us hard. Years of animal occupation had embedded itself into every porous surface in the home — drywall, insulation, subfloor, trim, and carpet.
As we moved through the property, here’s what our inspection uncovered:
- Farm animals had been housed in the attached garage — the concrete, drywall, and framing had absorbed years of animal waste and ammonia
- Cats had urinated on the walls in multiple rooms — not the floors, the walls — meaning urine had wicked into drywall and was off-gassing continuously
- Mold was present in areas where moisture from animal waste had created the perfect conditions for growth
- Pet feces was found in multiple locations throughout the home
This is not a job for an air freshener. This is not a job for a cleaning crew. This is a full remediation project — and it requires the right equipment, the right process, and the right expertise.
Why Cat Urine in Walls Is So Serious
Most people underestimate cat urine damage — especially when it’s in the walls.
Cat urine contains uric acid crystals that bind to surfaces at a molecular level. Unlike water, you can’t simply dry it out. Standard cleaning products don’t break it down. And when urine soaks into drywall, it doesn’t stay on the surface — it wicks through the paper facing, into the gypsum, and can even reach the insulation behind it.
Every time the temperature rises or humidity changes, those uric acid crystals reactivate and release ammonia gas. That’s why a home can smell “fine” on a cool day and overwhelming on a warm afternoon.
The only real solution is removal and treatment — not masking.
Why Animal Odor Creates Mold Risk
Here’s something most homeowners don’t realize: animal waste creates moisture. And moisture — especially in enclosed spaces like garages and rooms with poor ventilation — creates mold.
In this South Jordan home, years of animal occupation had introduced enough organic material and humidity to allow mold colonies to establish in the walls and in hidden cavities. Mold on its own produces a distinct musty odor that compounds the animal smell and creates its own set of health risks.
Signs you may have mold alongside animal odor:
- A musty or earthy smell underneath the animal odor
- Discoloration on walls or ceilings
- Allergic reactions when inside the home — sneezing, itchy eyes, congestion
- Odor that persists even after cleaning

How We Restored This Home
This project required a multi-phase approach. There’s no shortcut when contamination is this deep.
Phase 1 — Inspection and Containment
We did a full walkthrough with moisture meters and our noses to map every affected area. Containment barriers were established to prevent cross-contamination during the remediation process.
Phase 2 — Mold and Contamination Removal
Affected drywall, insulation, and materials that could not be effectively cleaned were removed. Pet feces was safely disposed of following proper protocols. Every surface was treated and cleaned.
Phase 3 — Cat Urine Treatment
Walls where cats had urinated were treated with an enzyme-based solution specifically designed to break down uric acid crystals at a molecular level — not mask them. In areas where urine had fully saturated the drywall, the material was removed and replaced.
Phase 4 — Whole-Home Ozone and Hydroxyl Treatment
After all contaminated materials were removed and surfaces treated, we ran industrial ozone and hydroxyl generators throughout the home. These machines don’t cover odors — they destroy odor-causing molecules at a molecular level.
Phase 5 — Final Air Quality Check
Before we called the job complete, we verified that odor levels had returned to normal throughout every room in the home.
The result? The home now smells like fresh laundry.
Not perfume. Not air freshener. Not “better than it was.” Fresh laundry. That’s the standard we hold ourselves to on every job.
Who Needs This Service?
Whole-home odor restoration isn’t just for extreme cases like this one. If you’re experiencing any of the following, professional remediation may be the answer:
- Buying a home that has a persistent animal smell the sellers can’t explain away
- Selling a home and worried that pet odors are killing your sale
- Inherited a property from a family member who had pets or livestock
- Tenant left your rental with severe pet damage
- Hoarding situation involving animals
- Persistent musty smell that won’t go away no matter what you clean
The longer these odors sit, the deeper they penetrate — and the more expensive the remediation becomes. Don’t wait.
